A maintenance plan works when it is simple, written down and easy to follow up. The four steps below are a good starting point for most facilities.
Build the equipment list
List all mechanical equipment with its location and a clear name. Without this list you cannot say what needs servicing, or when.
Set priorities
Equipment whose failure disrupts the facility needs shorter inspection intervals. Other items can be inspected less often. The exact interval comes from the manufacturer’s manual and the operating conditions.
Fix a calendar and an owner
For every task write a date, a person responsible and the expected result. A task with no owner usually does not get done.
Review
A fault that keeps coming back is a sign the plan should change, for example a shorter interval or a correction to the equipment or its piping.
